APARTMENT ULIVO – Entire apartment for up to 4 guests
Located on the first floor of the main farmhouse, the recently renovated Ulivo apartment (approx. 95 m²) combines the character of the original Tuscan farmhouse with the comfort of a spacious, modern home.
Its most distinctive feature is the exceptionally large living area of over 50 m². An elegant central arch, stone details on the walls and windows overlooking the surrounding hills give this space a unique charm.
The two double bedrooms offer different atmospheres: one is romantic, with a four-poster double bed, soft white and burgundy tones and views towards Volterra and the sunrise; the other is decorated in shades of blue, with views over our garden and towards the Apennines.
- Living area: a remarkably spacious living room featuring two comfortable sofas, two dining tables with chairs and a very large, fully equipped kitchen.
- Two double bedrooms: each with its own character. One features a four-poster double bed, the other a king-size bed.
- Bathrooms: two private en-suite bathrooms, one for each bedroom, both equipped with spacious showers.
Outdoor spaces
The Ulivo apartment does not have a private outdoor space or balcony. Guests are welcome to enjoy the shared outdoor areas of Poderino il Sole, including the panoramic terrace and the gardens.
Comfort and amenities
Everything is provided for a comfortable, independent stay:
- Fully equipped kitchen for self-catering

- Wi-Fi throughout the apartment and in the outdoor areas
- Mosquito screens on all windows
- High-quality bed linen and towels
- Weekly cleaning included in the price
There is no TV. BBQs are not available and are not permitted.
A few things to know before booking
The Noce apartment is rented as a whole apartment, and the price is for the entire apartment, not per person. The rate remains the same whether you are staying as a couple, a family or a group, up to the maximum occupancy of 5 guests.
There is no breakfast service.
A car is essential. Poderino il Sole is set in the Tuscan countryside, about 6 km from Lajatico, the nearest town with the main services. There are no shops, restaurants or public transport within walking distance. Shops, restaurants and wineries are generally 7–14 km away.
Thanks to its fast, stable Wi-Fi and peaceful surroundings, the apartment is also ideal for working remotely, particularly during autumn and winter.
PODERINO IL SOLE
Poderino il Sole is a restored eighteenth-century farmhouse on a hill in the Tuscan countryside, near Volterra, surrounded by fields and olive trees and offering spectacular 360° views.
The property offers three independent two-bedroom apartments and two independent three-bedroom holiday homes. The apartments Noce, Ciliegio and Ulivo are located on the first floor and have no private outdoor spaces, while the two holiday homes Quercia and Cipresso offer private outdoor areas.
All five accommodations have their own fully equipped kitchen and are rented individually.
Guests can enjoy the shared swimming pool and solarium, panoramic terrace, Giardino delle Colonne, Volterra gazebo and olive grove above the former barn.
Free private parking and an electric vehicle charging station are available. Charging is offered for a fee.
Lajatico, about 6 km away, is the nearest town with the main services. From here, you can explore the authentic villages of Tuscany, cities of art, spas and the coast — or simply relax by the pool and enjoy the landscape.
WHO WE ARE
My husband Francesco and I live here all year round, on the ground floor of the farmhouse, together with our two dogs, Luna and Ombra, and our cat, Macchia.
We personally welcome our guests and are usually around if you need anything during your stay.
Check-in is possible only between 3:30 pm and 7:30 pm.

Poderino il Sole is a peaceful retreat in the Tuscan hills, near Volterra, with breathtaking 360-degree views of the surrounding countryside. Set in a carefully restored 18th-century farmhouse surrounded by olive trees and open countryside, it’s a place to slow down, enjoy the views and reconnect with nature.
From March 2027, we’ll welcome guests into five spacious holiday homes, each with 2 or 3 double bedrooms and a fully equipped kitchen. All offer modern comforts, including air conditioning, mosquito screens and quality linen, while the larger homes also feature private outdoor spaces.
Explore Tuscany’s hilltop villages, art cities and coastline, or simply relax by the panoramic pool.
No TV, just time to slow down and enjoy the essentials. Electric car charging is available.

Poderino il Sole è un rifugio tranquillo tra le colline toscane, vicino a Volterra, con una splendida vista a 360 gradi sulla campagna circostante. Un casale del XVIII secolo, restaurato con cura e circondato da ulivi e campagna, dove rallentare, godersi il panorama e ritrovare il contatto con la natura.
Da marzo 2027 vi accoglieremo in cinque spaziose case vacanza, con 2 o 3 camere matrimoniali e cucina completamente attrezzata. Tutte offrono comfort moderni, tra cui aria condizionata, zanzariere e biancheria di qualità. Le case più grandi dispongono anche di spazi esterni privati.
